Construction firm McAleer and Rushe is selling a development site in Co Meath with planning permission for 86 houses.
Selling agent Knight Frank is guiding more than €3.5m for it. Located at Kentstown, 12km south-east of Navan, it is easily accessible from Dunshaughlin, Ratoath and Ashbourne while Dublin city is less than 40kms away.
The greenfield site extends to approximately 8.87 acres (3.59 hectares) with a gentle slope from north. Its planning permission allows for four two-bedroom houses, 64 three-bedroom and 18 four-bedroom houses as well as a crèche. They are to be built in two phases, the first of which would allow 38 houses.
The site adjoins Kentstown Village Park with community sports facilities including a state-of-the-art all-weather pitch, all-weather floodlit playing pitch and tennis courts. The Village Park and Balrath Woods housing estate is located about 2.2km to the south-east of the village.
The vendor has satisfied several pre-commencement conditions regarding the Phase 1 planning permission including archaeological investigations and excavations and is awaiting the report on the archaeological finds.
Robert Wilson of Knight Frank commented: “The proposed scheme will be attractive to the first-time buyer market, especially with the introduction of the first home scheme and revised macroprudential rules.”
